De personalizing for a Sale

Happy Weekend.  

We are now in the throws of having the house up for sale and people venturing in to see if this home just might be the one they might like to call home.  We did some taking down of my decor of the house for the new buyers.

Our relator told us that most of the peeps looking at this place will be millennial's the younger first time buyers.  They usually cannot see past your decor to imagine their own.  They like things clean and uncluttered and just want to move in their furniture and begin living.  

No painting, change ups of any kind  for this crowd!  

As I learned with our last sale most buyers cannot focus on the hardwood floors, crown moldings, nice appliances  new roof, windows, etc.  They get fixed on your decor style and cannot look past that.  

So with this in mind.

We took down all my chandeliers and put up new light fixtures that would appeal to the majority!
We took down a lot of my architectural pieces to have blank walls.

I did leave up some things so the place would not feel too stark and lets face it... It is still my home until the day I sign on the dotted line to hand it over.  So I want to still feel like it is my home until the one day it is no longer our home.

 I thought I would show you some of the changes we did to make it more buyer friendly.

I had this old chippy window with my white angel hanging on it over this cabinet.  I also had the old porch post with birdhouse hanging.

Now those are down and the walls touched up.  More open and simple and void of my decor taste.  I did leave the entry way hanger and sign up.  I do want it to feel somewhat lived in and not stark with nothing up on the walls.

Living room long wall with all my decor.  I love to surround myself with things I love in my decor.  Especially architectural pieces but that is my taste and I need to appeal to a larger audience looking to make this their home.




Now the room has less of my decor taste.  I did leave up the old farmhouse window and chippy shutters over the couch.  I felt taking it all down would make the white walls and white furniture look to stark.  I still felt the walls needed some texture to break up all the white.  Hoping the buyers can look past my decor taste and see the crown molding and freshly painted neutral walls.

Same in the kitchen and dining area.  Down with the chandeliers  and some of the chippy decor.
New light fixtures put up in place of my vintage chandeliers and more open wall space.  Oops left the phone charger plugged in on the counter.  Woooo better put that away before the first showing lol!!!!!


The dining room has less distractions with stuff off the walls.  I will be packing up my angels and Madonna's and store them away this weekend too.  I will just have plates and ironstone in the cabinet.







I took down the candle chandelier and chippy piece and mantel.



Now the wall is a blank canvas and makes the rooms feel bigger.  Of course Mr. Cooper and his gray blankie will be removed with showings lol!  He was sleeping so soundly when I took pictures I did not have the heart to move him off his favorite napping space!

With a little spackle and paint touch up and getting things packed away I tried to make the space more move in ready for the buyers.  

Since I still live in this home I needed to leave a little bit of me.  

Now let's hope we get some buyers through here that might be able to see themselves living in this home.

Have a great weekend.  It is cold here but the sunshine is streaming in the windows this morning.  Love how bright this place looks when it is a sun filled day.

  1. I think it will be easier for young buyers to look past the bit of your decor you have left, because seeing all white walls, gorgeous floors and simple light fixtures will drawn them in. As you stated, they want move in ready. I think two of the biggest draw backs for anyone buying a new home is feeling like they have to go in and paint EVERYTHING and put down new floors. Two very big expenses. Best of luck with the sale!

  3. Hi Kris, Our weather is the same. I know how people looking at homes, can't really see past some one else's décor. I know you will have all your beautiful things displayed in a new home soon.   4. Well Kris, it is move in ready and that's a big plus! It's hard to take down all of your pretty decor but it's true that most buyers cannot see past the decor and visualize their things in the home. As decorators, this is hard for us to understand why thy can't,but the good news is that you will be able to decorate your new home the way you want.
    I hope you sell it fast.

  10. I hated selling my houses, keeping things neat & tidy was difficult enough but having to style for other people is such a pain! Keeping my fingers crossed that yours sells quickly and you can make a new space all your own!

  18. You really have the pulse of the buyers. I would be taking down my items also or they may want them or think they go with the house. Hope your home sells quickly. I thought you said that a neighbor was interested in your house, what happened?

  19. It's amazing how people don't have any vision of what a space can look like. When we were trying to sell a home once, we had an expensive Ralph Lauren floral duvet folded at the foot of a bed, and one lady came in and said she couldn't get past the bright morals in the duvet and couldn't see herself living in the house because of it and I told her, "No worries! I'm not selling it with the house!" People are crazy.

  20. It really looks great! I can just look at a place and start fixing it up in my head. Like RJ wrote, many have a hard time envisioning. I think that's why many people want a new home. It's best to be as clean and plain as possible. I hope it sells quickly. xoxo Su

  21. You did a marvelous job of taking down your personal touches with still leaving a trace of GREAT BEAUTY! The house looks wonderful and is almost like a blank canvas to hopefully allow a few imaginative prospective buyers to envision their lives in this house. LOVE IT!

  28. People tend not to have much imagination when looking at a house. What they can't (won't) realize is that nothing is exactly to their taste (which could change by the time they move in). Years ago we had a house for sale and the realtor told us that we needed to do so much to be able to list it, replace carpets, paint, etc. I did none of what he suggested and sold it for more than that agent was wanting to list it. Good luck! The house looks fabulous and has still retained your personality, even with things removed.

  29. Heck, if I were moving south - and depending on the affordability - I'd have bought your house in a heartbeat. I'd have also negotiated for everything on the walls, all the furniture and Cooper, as well.   31. I think it all looks great. It's a necessary evil, isn't it? I always find it funny though that people can't see past a certain style. Decor is very personal, but I focus on the bones of the house, the layout, the upgrades, the technicals (the electrical, plumbing, heating, sewage) and the structural stuff. AND most importantly the location. You can swap out or renovate or knock down, but you can never move the lot!! I guess I am cut from a totally different mold...or maybe I'm just old! ;) Good luck for a quick sale. Maybe the leprechaun will bring you a buyer on Friday!!

  32. Well, it looks good if a little bare. Your place is very pretty! Things sure have changed since I looked and found the city house 14 years ago. Then no one cared if their family pictures and personal decor was up. You had to look past all that (and sometimes more!) to see a house's potential. I don't blame you for leaving some of your decor. You need something to make it feel like home! :)

  34. You did a wonderful job, Kris, of minimizing a little bit, and yet left your signature there. I must agree though, that being able to see some of the "bones" of the house is good for a buyer. We bought a year and a half ago, and the places we walked into that were so cluttered and full of stuff were the ones we walked right out of! If we couldn't see some of the walls or baseboards or floors, etc., then we couldn't see the bones and what was going on underneath everything. Your place looks homey still and yet clean and clear so that new buyers can picture their own things there. I think the young people of today who are looking, want to picture their own things in a new home, especially first time buyers. I love how you did leave some personal touches, just enough to keep it homey and cozy... and anyone who sees the man cave will swoon! And how can they not love the way you've remodeled those bathrooms... they are gorgeous! I'm excited for you to find your next cozy cottage.......... hugs.. Marilyn

  37. I realize the agents are experts and you have to listen to them but I keep thinking that some woman is going to step inside your house and fall in love with your style. Maybe it's best you did take chandeliers down as buyers might want them so bad!

    I love each cottage in your previous post, Kris. Actually got excited looking at them as I know how much fun you would have making a home out of any of them with all the character they have. I bet they move quickly, don't they? There is one waiting though that God has planned to be yours, and your husband's and darling Cooper's.

  39. I know it is difficult to de-personalize everything. That is one of the bad things about selling...removing your personality. Realtors have the knowledge and that's why we hire them, but some of the things just make no sense to me. I can walk into a home and envision my things there, why can't everyone else?! :-) I do get it though. I've told my mom the same thing...that when she gets ready to sell, most of her personal things will need to be packed away so that someone else can envision themselves in the home! Hope you get a seller quickly! Love and hugs!

  45. My MIL once told me that once you put ur house on the market it's really not yours anymore and she was right. Have you thought of adding pops of color such as pink tulips instead of white ones.

  47. I think your changes look great! I don't dislike them at all. I know it's hard to part with some of your pretties but at least it's temporary. I hope that the right buyer sees your home and falls in love with it soon. I know it's stressful to have it perfect and clean all the time for showings. Since you and Terry just updated it I'm sure others will notice that as well. That should help you sell it quicker.

  49. We're in the same boat. I read somewhere that once you put your house on the market it is no longer your home and you should treat it that way. I disagree and I'm glad you kept enough of you to still feel like home while you're there. It's a great home and I'm sure you'll have a lot of interest.

  50. In think the part you are leaving in place will still greet buyers with a vision.
    So many today so get the white living lifestyle and can easily see past it. But as for packing up,the personal pieces it does allow the buyers to envision the home as theirs.
    It feels spacious and still inviting a buyer. You did the most important thing one can do in the selling of a home is remove and site of a family that lives there, no gallery of family art and foto's, this alone allows the home to not feel like yours but the buyers. Buyers don't want to really think they are moving in one someone else's property.

    I think your home will sell fast, I must go read your past post, I was shocked to read you are in the same boat again as to having to sell your home. I want to find out why?,and where you are going.
